AVMetrics was founded in 2005 when Lee Kennedy saw the need for true independent testing of Automated Valuation Models (AVMs).

Founder

Lee Kennedy, Managing Director

Lee entered the collateral risk space in the mid 1980’s as an appraiser before joining with the nation’s largest thrift where he collaborated with AVM developers and public record aggregators to develop automated valuation solutions and appraiser-assisted valuation productivity tools. Lee founded AVMetrics in 2005 and has grown the business to a dominant position in the AVM model validation, testing and collateral consulting space. Lee was a significant contributor to the publications AVMs 101 and AVMs 201, has written numerous articles for industry journals and has authored several white papers on AVM Cascading logic systems, scoring methodologies and platform integration strategies. He is a frequent speaker and panelist for the industry and he has often served as an expert witness on the subject of AVMs. Lee has testified numerous times as an expert witness in large-scale litigation on the role AVMs played in the financial crisis. Lee is a certified residential property appraiser in California and a Navy Veteran having served with meritorious distinction as a Nuclear Engineer aboard fast attack submarines during the cold war.

Collateral Valuation Experts

Michael Coyne, Manager, Collateral Process

With over twenty years of experience as a real estate appraiser, Mike’s experience shows a broad and progressive path in the appraisal industry. Working for large institutional lenders, Mike held positions from production staff appraiser to national valuation process and policy management positions. He has been responsible for managing operations staff, most notably in the areas of appraisal production, and training and development. His background as an appraisal subject matter expert combined with  certifications in training development and delivery have resulted in success in appraiser panel management. Mike currently works as a consultant in the collateral valuation area. His clients include regional lenders, community banks and others with an interest in collateral evaluation practice. Mike’s most recent consulting assignments have been in the development and implementation of collateral evaluation policies and procedures, fee appraiser panel development, and processes related to the use of Automated Valuation Models and related products.

Kevin Herzberg, Strategy Executive

Kevin Herzberg is a senior operation and strategy executive. For nearly 15 years, he held various roles with Bank of America / Countrywide Financial Corp. Most recently, he served as the Senior Vice President, Business Executive. In this role, he led strategy and operations for the Loan Modifications Control Tower. Previously, he was the Senior Vice President & Senior Group Operations Manager. He structured, operationalized and executed complex settlements with counterparties on troubled loan portfolio. His initiatives maximized recovery efforts for over $1.2 billion in mortgage insurance coverage rescissions and claim denials. In another role, Mr. Herzberg helped to develop the National Title Platform, a customized title and settlement services technology platform that reduced costs and improved throughput by consolidating vendors and management reporting tools. He also headed the company’s automated collateral valuation business as well as associated product development and implementation. Kevin’s keen understanding of proprietary automated valuation model (AVM) and third-party AVM waterfall suite makes him an integral member of AVMetrics.

Jon C. Farrar, Senior Analyst

Prior to joining AVMetrics’ Professional Team as a senior analyst, Mr. Farrar served as the Senior Vice President and Manager of Predictive Modeling at a leading international bank in California. In this capacity he was responsible for managing the bank’s extensive portfolio of data mining and predictive analytics work in the areas of credit scoring, risk assessment, risk mitigation, Automated Valuation Modeling, business process analysis, customer retention, marketing response prediction and more. His extensive knowledge of business process and risk modeling has led to him serving as an expert witness in legal proceedings in the field, both in the US and in the United Kingdom. Among the many skills which he has cultivated over the course of his work in analytics has been the ability to explain the results of highly sophisticated modeling analyses to a business-oriented management community. Mr. Farrar is a regularly invited presenter at industry conferences and AVMetrics is pleased to be able to make his deep insights and skills available to its clients. Mr. Farrar holds a master’s degree in counseling psychology.

Core Analytics

Don Brown, FVP Director of Projects

As an executive with AVMetrics, LLC Don provides AVM testing, auditing, and Alternative Valuation implementation strategies for lenders. Don has extensive experience with real estate data and AVM models. With nearly 25 years’ experience in the mortgage industry, Don has a well-rounded history working for banks, mortgage companies, real estate data aggregators and AVM modelers. This unique experience provides Don with an excellent understanding of all sides of the collateral risk equation, in particular, evaluation and testing of AVM models, review & audit of collateralization rules and assessment of data providers.

Matthew Trejo, Lead Process Analyst

As a recent graduate with a Bachelor’s of Science in Mathematics, Matthew Trejo brings an innovative approach to the AV Metrics Team. Matthew excels in the development of mathematical concepts, applying statistical theories and methods and interpreting data to provide usable information in our user acceptance testing. In his role at AVMetrics, Matthew is adept at creating persuasive business presentations and working with various departments to solve issues. Matthew’s ability to drive efficiency, facilitate business decisions, lead process improvement, and operational performance makes him an integral member of AVMetrics.

John Walley, Business Intelligence Manager

With 13 years’ experience in the Mortgage Industry, working at large institutions like Countrywide Financial Corp. and Bank of America, John is well versed in the start to finish process of owning the “American Dream.” Focusing on Database Management & Statistics, Financial Analysis, Accounting Management, Business Systems Intelligence and Executive Reporting, he brings a wealth of knowledge and expertise to AVMetrics as the Business Intelligence Manager. Prior to coming on board, John managed an Accounting department for a mid-sized mortgage lender as well as successfully completed a full start-to-finish database testing environment for Bank of America, utilizing User Acceptance Testing, as a Lead Business Systems Analyst. John is an invaluable member of AVMetrics.

Chris White, VP Business Systems Development

Chris White has over thirteen years of experience as a Business System Analyst with a track record of troubleshooting, analyzing and bringing complex problems to resolution. In his role at AVMetrics, Chris supports the data-intensive analysis of AVM performance and the development of Model Preference TablesTM and Cascades.

Client Relations

Allison MacDonald, Project Manager

Allison leads AVMetrics’ internal initiatives, from web projects to telephony to accounting systems. She is also responsible for client relations, accounting, finance and HR. Allison works closely with local college programs in her role as a board member of CSU Alumni and Friends. Allison completed her undergrad at CSU Channel Islands and her PMP Certificate at UC Irvine. She continues to be active in her own education and is in pursuit of her MBA.
